Project Overview
Tower Construction was appointed as Principal Contractor to manage and deliver the construction of a new block of six flats. The project included piling works, drainage connections into the public highway, and full coordination of all trades and programme delivery from start to completion.
Throughout the project, monthly monitoring visits were carried out by the funding bank, with consistently positive feedback received regarding both the quality of workmanship and our ability to maintain progress against programme milestones.
Key Challenges
A key challenge on this project was delivering the works during the COVID period, requiring ongoing adjustments to site processes to remain fully compliant with Government guidance and industry best practice. This included managing workforce numbers, sequencing works safely, and maintaining productivity without compromising safety.
The site itself was extremely tight, with minimal access and no on-site parking available. This demanded careful logistical planning, controlled deliveries, and strict coordination to ensure works progressed without disruption to neighbouring properties and surrounding access routes.
Added Value
Tower Construction added significant value by building strong working relationships with neighbouring residents and property owners. With the site located close to surrounding homes and access routes shared, we maintained regular communication including weekly updates and coordinated deliveries to minimise disruption and keep the project moving efficiently.
Midway through the programme, changing market conditions meant the development strategy moved from rental to sale. Our team supported the client through proactive value engineering and design coordination, helping to adapt layouts and finishes to better suit the sales market while protecting programme, cost and buildability.
