Project Overview
Tower Construction was appointed as Principal Contractor to deliver a full conversion project for a property group, transforming existing space into high-quality residential accommodation while maintaining business continuity for the live offices operating below.
The works required careful planning, strong stakeholder coordination and a programme designed around restricted access and working hours — ensuring the offices remained fully operational throughout. Our team delivered the conversion with minimal disruption, maintaining safety, quality control and clear communication from start to handover.
Key Challenges
A key challenge was delivering the conversion above occupied offices, requiring strict control of noise, dust and access, as well as out-of-hours working to avoid disruption to staff and day-to-day operations.
This live environment demanded proactive coordination, careful sequencing and a well-managed site approach to maintain safety and protect the client’s operational areas at all times.
Added Value
Tower Construction supported the client through proactive value engineering, reviewing the design and scope to improve buildability, reduce costs and ensure the overall scheme remained commercially viable and profitable.
By identifying practical alternatives and optimising the programme, we helped protect project margins while maintaining a high standard of finish — delivering a successful outcome for both the client and end users.
