Project Overview
Tower Construction recently completed a full refurbishment and performance upgrade of a Victorian property located within a conservation area. Acting as Principal Contractor, we managed the planning and design process, working closely with the Conservation Officer and Building Control to ensure full compliance and approval throughout the programme.
The project included significant structural alterations, including underpinning and a basement conversion, alongside extensive acoustic and thermal upgrades and external landscaping works to meet both conservation consent and modern living requirements.
Key Challenges
A key challenge was delivering major structural works within a conservation setting, requiring careful design development, sensitive detailing and ongoing liaison with the Conservation Officer to protect the character of the building while achieving the necessary approvals.
The property’s close proximity to a railway line also introduced significant acoustic constraints. To mitigate noise and vibration, we installed acoustic glazing and upgraded the external fabric including walls, ceilings and floors to achieve exceptional internal noise reduction.
Added Value
Tower Construction added value by delivering a character property with performance standards that exceed modern new-build expectations. Despite being approximately 180 years old, the upgraded home now achieves outstanding thermal efficiency and acoustic comfort, allowing the occupants to enjoy historic features alongside the benefits of a modern, high-performance living environment.
This project demonstrates our ability to manage complex refurbishments involving structural alterations, sensitive planning constraints and high-spec building performance outcomes delivering an exceptional finish while maintaining the integrity of the original property.
